The Monetary Authority of Singapore (MAS) has introduced the Total Debt Servicing Ratio (TDSR) framework for all property loans granted by financial institutions (FIs), with effect from 29 June 2013. 新加坡金融管理局(MAS)针对金融机构(FI)给予的房屋贷款实施了总偿债率(TDSR)框架条例,自2013年6月29日起生效。


How does the TDSR affect you? TDSR对您有何影响?
The TDSR limits the amount you can borrow (i.e. your loan quantum) by ensuring your monthly repayments account for less than 60%55% of your income. It also determines the loan tenure. Basically, if this is your first mortgage loan, you can loan up to 75% of the value of the property with a loan tenure of maximum 30 years or the balance years up to the age of 65, whichever is lower. For example, let's take a look at a buyer aged 45 with a monthly income of $6,000. He's applying for his first mortgage loan and has no other loan obligations, such as a car loan, and assuming the value of the property is $758,673:

- He is eligible to loan up to $569,005 (i.e. 75% of the value of the property)
- His monthly repayment amount is approximately $3,300 (i.e. 60%55% of his monthly income)
- His loan tenure: up to max. 20 years (i.e. 65 - 45)

For more than 1 borrower, the loan tenure is based on Income Weighted Average and the Age of Borrowers 对于多于一名借款人,贷款期限将基于收入和借款人加权平均年龄 :

Example 举例:
Applicant A - Age 38, Monthly income $5,000 申请人A-38岁,月收入$ 5,000
Applicant B - Age 55, Monthly income $8,000 申请人B-55岁,月收入$ 8,000

This works out to 解算为:
Income weighted-age: (5,000/13,000x38) + (8,000/13,000x55) = 48 收入加权年龄:(5,000 / 13,000x38)+(8,000 / 13,000x55)= 48
Loan tenure: 65-48 = 16 years 贷款期限:65-48 = 16年

Estimated Loan Quantum based on the example given above is $1,145,464, which is 75% of the value of property, i.e. $1,527,285. 根据以上例子,估算贷款额为$ 1,145,464,占房产价值的75%,即$ 1,527,285。
