How a tenant's water leak uncovered a potentially dishonest service setup.

A tenant messaged me that the master bedroom aircon was leaking, water dripping straight from the wall unit. What caught my attention was the timing. The leak only started after the unit had its routine servicing and had been running for a while—a detail that would later prove crucial.
The Suspicious Diagnosis
Tenant reported the issue to the vendor. The same technician who did the servicing came back to inspect. His diagnosis was that the internal piping was blocked, causing the water to back up. His solution was to run a brand new pipe through the false ceiling, draining into the master bathroom. Quoted price, $400 plus GST.
My immediate reaction was concern. Why couldn't they simply replace the pipe along its original route to maintain aesthetics? An exposed pipe would completely ruin the bathroom. When I asked the technician, he said his company doesn't do major hacking and could only offer the separate piping option to the nearest bathroom.
With seemingly no choice, I sought the owner's approval, and she approved the solution and quote. But something didn't seem right to me. I proposed engaging a third-party vendor to get a second opinion, and the owner agreed.
The Shocking Discovery
When the independent vendor came to inspect, he found the cause within minutes: a marble lodged right at the joint of the water flow connector. He immediately remarked that the aircon had been sabotaged.
I was absolutely stunned. The tenant was equally shocked. How could a foreign object like a marble end up there? How could the original technician miss it—or worse, deliberately overlook it?
Even More Suspicious
According to the tenant, during that second inspection by the original technician, not only did he fail to find the root cause and falsely diagnose the problem, but he also demanded an inspection fee. This led to a heated argument with the tenant. The fee was only "waived" after my tenant agreed to renew their servicing contract for another two years, as the technician proposed.
Think about that timeline: First service → marble planted → problem blamed on piping → expensive quote for replacement → second inspection fee demanded → contract renewal tied to waiving the fee.
Why I'm Sharing This
I'm sharing this not to defame the company—this could be the act of an individual technician rather than the company's official practice, and I don't want to be unfair. The vendor is indeed reputable with scale, and I've used their services myself.
For agents and property owners: This is a wake-up call. Don't be complacent—there are bound to be black sheep among service providers and crews. Don't hesitate to verify, question, and seek second opinions, especially when the proposed fix seems disproportionate to the problem or when pressure tactics enter the conversation.
