Why Johor Bahru?

With the bullish Singapore Government Land Sales GLS and seemingly unstoppable En-Bloc fever, will JB properties gain popularity once again?

It's highly likely due to the spill over effect. If Singapore economy continues to do well in the next five years, the property market will generally be trending upwards, along with minor price corrections or even another round of cooling measures!

As much as we would like to own a private property in Singapore, it will reach a time where the price is no longer attainable by many of us. Therefore, JB could be the next best place to fulfil our dreams! With future connectivity infrastructures crossing the two borders (HSR and MRT) and the changing landscapes of JB City, the concept of 'Earn in Sg, and Live, Play in JB' may not just be a wishful thinking!

When we talk about JB, we can't avoid mentioning Iskandar Malaysia!

Where is Iskandar Malaysia?

iskandar

Established on 8 November 2006 and three times the size of Singapore, Iskandar has been considered a special economic zone in Johor, Malaysia. This 2,217 square kilometres economic zone comprises Johor Bahru District, Kulai District, Pekan Nanas and Kukup.

In short, Iskandar is part of Johor. Towards the south, it is bounded by the Straits of Johor extending northward to Kulai District. In other words, as long as you are entering Malaysia from Singapore via land transport, the moment you cross the causeways, you will be in Iskandar.

You are probably familiar with JB city centre where the CIQ, City Square Mall and JB Sentral railway station are located. Further up north are the other Singaporean favourite shopping and makan places, such as Taman Pelangi, Taman Century, Taman Sentosa, etc.

Rapid Transit System (RTS) Link

location of RTS station

The RTS (MRT) station will be located at Bukit Chagar, near the JB Sentral train station. It is one stop after Woodlands North station in Singapore, which is the last station of the upcoming Thomson-East Coast MRT Line (TEL). The JB station is targeted to be in operation by the end 2024.

What to buy?

There are many new developments in JB. If you intend to take advantage of the future upcoming MRT station, you could consider nearby freehold properties such as R&F Princess Cove or SKS Pavillion Residences.
